1. Make It Attractive:
Most buyers start looking at listings online, through one of the major real estate portal web sites, Zillow.com, Realtor.com, Homes.com, or RedFin.com
Your property will be one in a sea of other properties, so we need to make it stand out, though amazing photos, of course, but then we add a virtual tour, and a drone video to really make it pop.
2. Price It Right:
Pricing has the most critical impact in attracting attention. People sort by price, and compare by price.
If your initial asking price is too high, they will never even see your property to have a chance of being interested in it.

3. Show It:
There are two moments that sell a house.
First, buyers getting out of their car and looking at the front of the house. Make it look good. Curb appeal is a real thing.
Second, buyers opening the front door and walking in. Declutter and depersonalize. Buyers want to imagine themselves living in your house.

4. Negotiate It:
Negotiation is about motivation. We want the buyers motivated.
If we’ve done our job correctly, they have had a few “wow” moments, and have an emotional urge to buy your house.
We need to have the buyers laying in bed at night, thinking “I really love that house”.

5. Close It:
After an offer is accepted, there is an inspection period.
They will find flaws with the house. We may have to give a credit or make repairs.
The title company may find issues. There will be an appraisal if they are getting a loan.
Each step along the way might turn up a problem that needs to be resolved.
Keep moving forward and work out each problem as it arises.
